The top chart represents 2009 sales data and the bottom chart represents 2008 sales data. Now, let me highlight a few important points that I gather from this data:
The first two points are the tough news: Prices have fallen 10% on average and it "seems" that it is harder to sale a home/unit in 2009. I use the word "seems" because I believe if we do all the right things and position ourselves for success, we will have success!
The second two points are the encouraging news: For those Greenville Home Sellers who have positioned themselves for success, these sellers are still getting 95% of list price on average and their homes/units are selling in a little over 100 days.
Two great examples of this are with my last two listings. 155 Riverplace and 4799 State Park Road. Both units were priced currectly, showed well, and received an excellent promotional strategy.
The results speak for themselves. Both units had an offer within five days of listing and both offers were successfully negotiated into contracts! Finally, both units recently closed with success for all parties!
